Q:What is ThaiLocator?
ThaiLocator is a comprehensive platform for finding properties (land, houses, condos, commercial) and businesses across all 77 provinces of Thailand. We connect buyers, renters, and customers directly with property owners and business operators.
Q:Is ThaiLocator free to use?
Yes! Browsing properties and businesses is completely free. Creating an account and listing your own properties or businesses is also currently free. We may introduce premium features in the future, but basic access will always remain free.
Q:Do I need to create an account to browse listings?
No, you can browse all properties and businesses without an account. You only need to create an account if you want to list properties/businesses, save favorites, save searches, or contact property owners.
Q:Which provinces does ThaiLocator cover?
We cover all 77 provinces of Thailand, from Bangkok and Chiang Mai to Phuket, Pattaya, Krabi, and everywhere in between.
Property Listings
Q:How do I list a property?
First, create an account and sign in. Then go to your Account Dashboard and click "List New Property." Fill in the property details, upload photos, and submit. Our admin team will review and verify your listing within 24-48 hours.
Q:What types of properties can I list?
You can list land, houses, condos, and commercial properties for sale or rent. Each property type has specific fields to provide comprehensive information.
Q:How long do property listings stay active?
Property listings are active for 6 months. You'll receive a reminder before expiration, and you can renew your listing with one click for another 6 months.
Q:What does "Verified" mean?
Verified listings have been reviewed by our admin team to ensure the information is accurate and complete. We check details like ownership documentation, photos, and contact information.
Q:Can foreigners buy property in Thailand?
Yes, but with restrictions. Foreigners can own condos (up to 49% foreign quota) and can own buildings but not land directly. We mark properties as "Foreigner Friendly" when they have options for foreign ownership. Always consult with a lawyer for specific cases.
Q:What are the different land title types?
Thailand has several land title types: Chanote (NS-4) is full ownership and the strongest title; Nor Sor 3 Gor allows ownership with some restrictions; Nor Sor 3 confirms land usage rights; Sor Kor 1 and Por Bor Tor 5 are possession documents without full ownership rights.

Q:How do I list my business?
Create an account, sign in, go to your Account Dashboard, and click "List New Business." Provide your business details, select relevant categories, upload photos, and submit for verification.
Q:What categories are available for businesses?
We have 100+ categories including restaurants, hotels, real estate agencies, legal services, healthcare, education, home services, automotive, and many more.
Q:Can I list multiple businesses?
Yes, you can list as many businesses as you want from a single account.
Q:How do customers contact my business?
Your business listing shows your contact information (phone, email, website) so customers can reach out directly. You also receive inquiry notifications if customers use the contact form.
Search and Discovery
Q:How do I search for properties?
Use our advanced search filters to find properties by province, type (land, house, condo, commercial), price range, number of bedrooms, area size, and more. You can also view properties on a map.
Q:Can I save my search criteria?
Yes! If you create an account, you can save your searches and even set up email alerts to be notified when new properties matching your criteria are listed.
Q:How does the property comparison feature work?
While browsing properties, click "Add to Compare" on any listing. You can compare up to 4 properties side-by-side to see differences in price, features, location, and more.
Q:What does "Featured" mean?
Featured listings are highlighted properties selected by our team or property owners who want extra visibility. These appear first in search results and on the homepage.
Account and Privacy
Q:How do I create an account?
Click "Account" or "Sign Up" in the header menu. Enter your email, create a password, and verify your email address. You'll then have access to all account features.
Q:Is my personal information safe?
Yes. We use industry-standard security measures to protect your data. Read our Privacy Policy for details on how we collect, use, and protect your information.
Q:Can I delete my account?
Yes, you can delete your account from your Account Settings. This will remove all your personal information and listings from our platform.
Q:How do I manage notification preferences?
Go to Account > Notifications to control which email notifications you receive (inquiries, favorites, listing expirations, etc.).
Payments and Fees
Q:Are there any fees to list properties or businesses?
Currently, listing is completely free. We may introduce premium features or paid promotional options in the future, but basic listing will always remain free.
Q:Does ThaiLocator charge commission on transactions?
No. We do not charge any commission or fees on property sales, rentals, or business transactions. All negotiations and payments are directly between you and the other party.
Q:How do property owners/sellers get paid?
ThaiLocator does not process payments. All financial transactions happen directly between the buyer/renter and seller/owner. We simply facilitate the connection.

Q:How do I contact a property owner?
On each property listing page, you'll find contact information and a "Contact Owner" button. Fill out the inquiry form, and the owner will receive your message via email.
Q:How can I contact ThaiLocator support?
You can reach us through our Contact page or email us at support@thailocator.com. We typically respond within 24 hours during business days.
Q:What are your business hours?
Our support team is available Monday-Friday, 9:00 AM - 6:00 PM Bangkok time (GMT+7). The website is available 24/7.
Q:Do you offer support in Thai?
Yes! Our entire platform is available in both English and Thai. You can switch languages using the language selector in the header.
Technical Issues
Q:The website is not loading properly. What should I do?
Try clearing your browser cache and cookies, or try a different browser. If the problem persists, contact our support team with details about your browser and device.
Q:I'm not receiving email notifications. Why?
Check your spam/junk folder. Also, verify your notification preferences in Account > Notifications. Make sure your email address is verified in your account settings.
Q:How do I report a suspicious listing?
If you encounter a listing that appears fraudulent or violates our terms, please contact us immediately with the listing URL and details of your concern.
